Architectural versus three tab shingles
Architectural, or dimensional, shingles have become the standard choice across Union County for good reason. They are thicker than older three tab styles, carry higher wind ratings that matter given the area's exposure to storms coming off the water, and hide small imperfections in an older roof deck better than a flat three tab profile can. Three tab shingles remain a lower cost option and are occasionally still used on smaller structures where the extra wind rating matters less.
Impact rated shingles are worth discussing for any roof that has already taken hail damage more than once, since the added cost is modest compared to another full replacement down the line.
Flat roof membrane options
For the flat roofed buildings common around central Elizabeth, rubber membrane and modified bitumen are the two most common choices. Rubber membrane is generally more affordable and performs well under normal conditions, while modified bitumen holds up somewhat better under foot traffic and rooftop equipment, which matters for buildings where the roof gets accessed regularly for maintenance.
Neither option performs well without correct drainage design underneath it, which matters more than the membrane brand chosen.
Siding materials for this climate
Vinyl siding remains the most common exterior material across Linden and the surrounding towns due to its cost and low maintenance, though it is vulnerable to wind and impact damage. Fibre cement costs more but holds paint for far longer and resists both hail and wind better, making it a reasonable upgrade for homeowners planning to stay in a property for many years rather than selling in the near term.
Wood siding, found on some of the older homes near town centers, requires the most ongoing maintenance of the three but is often worth preserving on a historic facade rather than replacing outright.
Matching material to the building, not just the budget
The lowest cost material is not always the right choice once wind exposure, roof age and how long a homeowner plans to stay in the property are all factored in together. A straightforward conversation about those factors before ordering materials usually saves more money over the life of the roof than shopping purely on the upfront price.
